GENERAL INFORMATION ABOUT
THE COMPLEX OF RESIDENCES
AT THE BEACH «AMMITIS» OF NAXOS ISLAND

 

Naxos, the greater island of Cyclades, has an area of 428-sq. km. and 18.000 inhabitants.
An island almost unique because of its rich history -from the ancient years- in combination with the endless natural and variform beauties.
Its distance from Piraeus is 103 nautical miles, covered by ship in 6 hours and by aeroplane in 30 minutes.
The frequence of the itineraries during the summer months is 8-10 ships and two aeroplanes per day, while during the winter months is 4-5 ships and 1 aeroplane per day. There are coastal lines to Crete-Dodecanese-Thessaloniki as well as to all the other islands of Cyclades.

The complex of residences in the beach AMMITIS is in the location PACHIA AMMOS of the island Naxos, in the Northwest part of the island.
More precisely, the location of the complex is in the boundaries of the Communities CYNIDAROS and EGGARI next to the natural bay of AMMITIS and more specifically in the extension of a neighbouring beach and only 50-m. from the sea. Both beaches are sandy and of great length and are suitable for swimming.

The complex is developed in a smooth building site having an area of 8000 m2, of which an area of 7600 m2 constitutes the area of common use (access roads, cars parking, swimming pool, tennis court, grass, etc.) and the rest of the area, that is 400 sq.m., belongs to five (5) two-storeyed complexes.

From these:

The A’ complex belongs to the proprietor Vassilis Coumertas.
The B’ complex consists of two maisonettes of 71 sq. m. (B-2) and 100 sq. m. (B-1) respectively.
The C’ complex consists of one apartment of 50 sq. m. (C-3) and two maisonettes of 62,50 sq. m. each one (C-1) and (C-2).
The D’ complex consists of two independent two-storeyed maisonettes of 100 m2. each one.

All the residences have tiled external verandas with pergolas, stores and also tiled external stairs.

Each residence will be connected to the networks of electricity supply of Public Power Corporation and of telecommunications of the Hellenic Telecommunications Organisation.

As to the water supply and more specially the supply of water for consumption of the residences, this is ensured by the water tanks of the complexes with the use of pump machines. Because of the lack of communal drainage pipe, the drainage will be carried out in privately-owned septic and drain tanks.

The whole complex is at a distance of:
a) 1.500 m. from the nearest village of EGGARI.
b) 9.000 m. from the capital of NAXOS (CHORA).
c) 11.000 m. from the airport.

The road network covering the above distances consists of broad asphalt roads which are in excellent condition.

 

GENERAL VIEW OF THE COMPLEX

 

The complex «B» is composed of two (2) horizontal properties (H.P.).

  1. The (H.P.) B-1 of total area of 100 m2, to which the GROUND FLOOR of 71 m2 area and a part of the FIRST FLOOR of 29 m2 area belong.
    The GROUND FLOOR is composed of three (3) bedrooms, the semi-kitchen-living room and (1) bathroom.

    The FIRST FLOOR is composed of a kitchen + living room, one (1) bathroom and an open veranda with pergola of 16 m2 area. To this property belongs also a store of 4,0 m2 area. Both the ground floor and the first floor are connected with the surrounding area by one (1) covered and two (2) open staircases respectively.

  2. The (H.P.) B-2 of total area of 71 m2, to which belong a part of the first floor of 21 m2 area and all the second floor of 50 m2 area.
    At the FIRST FLOOR, there is a bedroom with bathroom and a covered veranda of 90 m2 area.
    The SECOND FLOOR is composed of a kitchen + living room, one bedroom, one bathroom and one additional room with balcony of 2,0 m2 area as well as a veranda with a pergola of 9,0 m2 area. To this property belongs also a store of 4,0 m2. An external staircase does the communication with the surrounding area.

 

The complex «C» is composed of three (3) horizontal properties (H.P.).

  1. The (H.P.) C-1 of total area of 62,50 m2, to which belong the half of the GROUND FLOOR, of 37,50 m2 area, and the relevant half of the FIRST FLOOR, of 25,00 m2 area.
    The GROUND FLOOR is composed of two (2) bedrooms and one bathroom. The First floor is composed of a kitchen + living room, one covered veranda of 9,0 m2 area and one veranda with pergola of 15,0 m2 area. To this property belongs also a store of 7,0 m2 area.
    As to the communication with the surrounding external area, this is achieved for the GROUND FLOOR by a covered staircase, for the FIRST FLOOR by two (2) open staircases. An internal winding staircase does the communication between them.

  2. The (H.P.) C-2 of total area of 62,50 m2, for which there are valid the same with what is mentioned in (H.P.) C-1., except (a) the veranda of the FIRST FLOOR which in this case is all uncovered, of total area of 19,00 m2 and (b) the area of the store that is 12,0 m2.

  3. The (H.P.) C-3 of total area of 50,00 m2, which is in the SECOND FLOOR and consists of two (2) bedrooms, a kitchen and living room and one (1) bathroom. In this property belong also a veranda with pergola 9,0 m2, a balcony of 3,0 m2 area and a store of 7,0 m2 area.
    An external staircase does the communication with the surrounding area.

 

The complex «D» is composed of two (2) independent horizontal properties D-1 and D-2 having each one total area of 100,00 m2 and are connected by a «shelter» (a horizontal plate + 2 stone supports).

The following description is similar for both H-P, D-1 and D-2.

  1. The GROUND FLOOR of 51,00 m2 area is composed of three (3) bedrooms, one (1) bathroom and one hall.
    A covered-internal staircase does the communication with the external surrounding area.

  2. The FIRST FLOOR of 30,00 m2 is composed of a kitchen + living room, one (1) bathroom and one covered veranda (semi-outdoor room) of 9,50 m2 area.
    An internal winding staircase does the communication with the GROUND FLOOR.

  3. The SECOND FLOOR of 19,50 m2 area is composed of one (1) bedroom, one (1) bathroom and a veranda with a pergola, of 19,50 m2 area.
    An external staircase does the communication of both the FIRST and the SECOND FLOOR with the surrounding area.
    The Stores for both the (H.P.) are of small area, under the staircases, of 3-4 m2 area

 

COMPLEX OF EIGHT RESIDENCES
DISTRICT: AMMITIS
DESCRIPTION OF CONSTRUCTION


LAND
:
The surface of the land has an area of 8000 m2.


FOUNDATION:
It has been built with a built-up plate (PANTIE) from reinforced concrete B 225 having thickness of 50 cm, supported by perimetric and intermediate beams, according to the approved static study.


BEARING STRUCTURE:
It is composed of the partial supporting building elements (columns-beams-plates) from reinforced concrete B-225 having dimensions according to the approved static study.


WALLS:
Basement walls from reinforced concrete B 225 to which -for reasons of complete water-proofing- a mass water-proofing material is placed and externally there is done a dressing with two coats of waterproofing material (cement of mass type and afterwards a coating of water-proof cement.

All the external walls are built with double bricks of 9 cm thickness and in the space between there are placed heat-insulating plates of type DOW having 3 cm thickness or polystyrene plates having 25 kg/m3 density and 5 cm thickness, depending on the width of the external beam.

 

-The erection of the masonry meets the existing study and the instructions for heat-protection according to the technical requirements for sound- and heat-insulation.

-The internal walls are constructed with single bricks of 9 cm thickness or with double bricks and sound-insulating material in the space between, wherever it is necessary (different properties, arches etc.).

All the walls in the interior are plastered with plaster of at least 2 cm thickness in three phases, of country type.

First, pebble dash from sand and (pressed) cement.

In the second phase guides and fillings with sand, cement and lime and last coat from stucco with white cement (in a small proportion lime and «little rice») of at least 5 millimetres thickness.

All the walls are externally plastered with plaster of at least 3 cm in three phases.

First pebble dash from sand and cement with the addition of building resin (ETESIT-HAFTFET).

In the second phase the main plaster work from sand, cement with waterproofing material of mass CERESIT CC91. At the end, a coat from cement-stucco (artificial) with white cement and waterproofing material for plasters, of CERESIT CC-91 type.

The walls of the bathrooms and WC are plastered as it is described above, in the half, and in the other half they are covered with plates of NAXOS marble having dimensions of 30X30 cm and white colour.


WALL COLOURINGS

All the walls are painted -in the external and the interior side- with 2 coats of acrylique, waterproofing cement-paint of white colour.

As to the walls of the basements (external) and to the part from the definitively formed ground level up to the ground floor and above the already existing cement, on the one hand they are plastered with pebble dash plaster of country type (consisted of coarse sand) and on the other hand they are painted with acrylique waterproofing cement-paint in grey to olive-green tint.


CEILINGS (plates)/FLAT ROOFS (TERRACES)

- All the ceilings are plastered with stucco, painted with two coats of acrylique paint of white colour.

- On some ceilings of the ground floors and the storeys, a wooden lining from Swedish planks-rabote of dimensions 16x2 cm and wooden beams (slots of Austria) is placed. All the woods of the lining will be covered with moth-proof material and protection varnish MAT wood, before being placed.

- On the ceilings of the ground floors which are under verandas of storeys, a NYLON is placed above the wooden lining and there are placed heat-insulating plates of 3 cm thickness of type DOW. Then this is reinforced and the coat of concrete is placed.

-Externally the flat roofs are heat-insulated and waterproofed with the following works:

 

a) Good and careful cleaning of the flat roofs and dressing them with asphalt material (water vapour barrier).

b) Placing of heat-insulating plates of 5 cm thickness of type DOW (ROOFMATE).

c) Creation of flowing to the sites of the gutters with the coating of a cellular cement (foam concrete) of 5-12 cm thickness.

d) Placing of a asphalt-cloth based on oxidised asphalt with internal reinforcement glass-felt and coating of quartz sand with weight of 3 kilograms per square meter, of type ESCHAPROTEX.

e) A final covering with placing of elastomer asphalt-cloth with internal reinforcement glass-cloth and coating with coloured tesserae with weight 4 kg per square meter, of type ESCHAGAN.

All the plates of the verandas of ground floors and storeys are waterproofed with placing of asphalt-cloth of type ESCHAGAN, before placing the slate plates from PILION.

The removal of water from the flat roofs is carried out through plastic vertical gutters with cross section of 6x12 cm, while from the uncovered external verandas and balconies through siphons and horizontal and vertical gutters of plastic tube F75.

All the vertical gutters are coated with NEUROMETAL and are plastered similarly to the external walls.


FLOORS:
In all the areas, external and internal, there are paved forged slate plates from PILION with orthogonal shape and natural colours (grey-green).

Also the external staircases and the internal and external stair landings, living rooms and parapets are paved with the same plates.

 

STAIRCASES: External staircases from reinforced concrete covered horizontally with rectangular plate from PILION, vertically with waterproofed cement. The parapets of these staircases, having a height of 90 cm, are built with two single bricks of 9 cm thickness, are plastered inside and outside similarly to the external walls, and the upper part is covered with rectangular plate from PILION.

The internal ones are from metal with wooden step and are painted with two coats minium and oil paint and two coats of varnish respectively.


RAILS OF BALCONIES:
At all the balconies there is placed a rail of Swedish massive wood, with height of 1 m. constructed with traditional way and shape. On the backs of the external sitting rooms, wherever it is needed, there are placed round beams from chestnut wood or balcony rail of 40 cm height. All the aforementioned are protected with moth-proof coat and are painted with oil paint.


WINDOWS- FRENCH WINDOWS:
Wooden windows constructed from Swedish timber of first (A’) quality, which before being cut and treated, was submitted for one (1) year in drying with the method of natural ventilation.

The windows have dimensions of 0,90x1,30, 0,90x1,00, 0,90x0,60 with window sashes and external flaps (shutters) and 0,40x0,50 with window sashes only and safety ironwork. The French windows 1,10 x2,20.

In all the external frames, the jambs are 7,5x12 cm. In the window sashes the jambs are 4,5x12 cm. The framework of the external frames has dimensions of 4,5x7 cm, the top traverses 4,5x21 cm and the low ones 4,5x24 cm or 4,5x21 cm.

The window sashes have parts up and down from massive timber of dimensions of 3,5x45 millimetres and window sill from pressed wood 40 or 45 cm.

The external flaps are -in the complex (D) or (B)- of French-German type with small leaf of dimensions of 9x55 millimetres, while -in the complex (A) and (C)- of type «smile» from massive small leaf of dimensions 1,30x70 millimetres.

All the windows and French windows have been submitted to a special paint treatment with precise application of all the stages as these are provided by the rules of the colouring art of the traditional colour (blue) of the Aegean sea.


ENTRANCE DOORS OF RESIDENCES

Wooden doors from Swedish timber of A’ quality with dimensions of 0,90x2,20 and 1,00x2,20, in two forms:

a) from massive timber, 45 cm thickness, panelled with a traditional design.

b) rabote with dimensions of 110x12 mm. pressed with frame from European timber.

All the doors will be painted with the traditional colour (blue).


INTERIOR DOORS:
All the interior doors are wooden, pressed, having a thickness of 45 mm with frame of massive white timber of Europe and traditional panels from MDF of 8 mm. thickness. All the doors are painted with oil paint of white colouring.


BEDROOMS CUPBOARDS:
In each bedroom there is constructed a cupboard from MDF of 18 MM thickness with traditional panelled design, coated with plywood. In the interior there are placed shelves from melamine and 4-6 drawers. All the external surfaces will be painted with oil paint.


LOCKS AND DOOR HANDLES:
In all the entrance and internal doors, the windows and the French windows, there are placed handles and knobs. The hinges in the internal doors and the window sash are made of bronze, the fittings of the external flaps (shutters) are galvanised and painted in the colour of the frames. In addition, all the mechanisms in the windows and the French windows are made of bronze or are galvanised and have the system LOCK for the shutters and the external doors for safety reasons.


HYDRAULIC INSTALLATION

The water supply for consumption in the separate residences will be done by the two existing tight water tanks, having each one a capacity of 60-70 m3, with the aid of a pump machine.

For each property there will exist a separate counter with central sluice gate (switch) and then the distribution of water in its installations with a copper pipe F22 and afterwards F16.

In the installation there are also included all the necessary accessories and special parts for its skilful and normal operation.

In the sites of the sanitary articles of the bathrooms and the kitchen there will be placed separate switches. In the interior of the building the water pipes that are placed are from lagged copper tube of German origin, with special attention to the sound- and heat-insulation of the hot according to the DIN specifications.

The hot water supply in the kitchen and in the bathrooms is ensured with the installation of solar heaters (130 lit. to 170 lit.) in the flat roof of each complex.

For each property there have been installed one (1) or (2) solar heaters (S.H.), depending on the area of the property, i.e. on the number of persons that will live there.

Respecting the tradition and the environment protection there will be installed S.H. with incorporated BOILER, protected with a plastic shell from ABS and the front side with unbreakable solar window glass ANTIREFLECTIVE.

Outside the house, there is placed a tap for the washing of the verandas, watering, etc. Connection of a supply for washing machine in the provided location.

The filling of the water tanks will be done either from the adjacent well or from the existing tank of the Community of EGGARI through a plastic pipe F100 or from the rain waters of the flat roofs after their appropriate purification through plastic pipes having dimensions of 6x12 cm.


KITCHEN:
In the kitchen there are placed all the necessary supplies of electricity (dish-washer, refrigerator, hotplates, oven etc.) and of hot and cold water.

The cupboards will be constructed from MDF of 18 mm thickness with traditional panelled design, coated with plywood, in the interior there are placed shelves from melamine as well as 4-6 drawers.

All the external surfaces will be painted with oil-paint.


DRAINAGE:
The drainage lines for the vertical parts will be constructed from plastic pipes of heavy type and diameter f50 to f100, which are coated with NEUROMETAL and are plastered similarly to the external walls of each complex.

The waste-waters and the rain waters from all the external verandas are conveyed to the gardens around each complex.

The connections of the vertical with the horizontal parts will be done through special manholes with double coverings.

The horizontal drainage pipes have been placed underground. In each change of direction of the underground pipes or in the points of their meeting there are placed appropriate manholes in order to facilitate their inspection.

 

The whole drainage network will be aerated with a vertical pipe of F50 diameter which will surpass the height of the flat roof. The total drainage network will be appropriately tested before self-covering.

All the underground rooms of the complexes are drained in separate tight pits, from which with the aid of special pumps, the sewage is conveyed to the central septic tanks. The total sewage of all the residences are conveyed separately for each one with a pipe in two (2) septic tanks (pits), divided to three (3) stages-areas for the purpose of drainage of sewage, their liquefaction and their conveyance to drain tanks.


ELECTRIC INSTALLATION

For each residence there will be a separate counter of the Public Power Corporation which will be secured in a cavity specially constructed from reinforced concrete near the central entrance of the building site.

From the counter the supply for each residence is done by a cable placed in a plastic tube F100, boxed in not reinforced concrete.

In each floor there is a separate table as well as the general table of each residence. The aforementioned tables are armoured, constructed by the SIEMENS factory with automatic safety fuses and safety RELEX.

The whole electric installation is done according to the valid regulations about the interior installations.

The materials that will be used will be of a particular type and the works will be executed by a skilled electrician.

The electric installation includes all in general the necessary materials and special parts as well as all the lighting appliances of interior and external area. In each area in the interior of the house (bedrooms-living room - WC - kitchens), there are placed the necessary sockets and switches and also T.V. sockets and telephone sockets. In addition there is provided the required electric socket-supply for the eventual placing of an electrical radiator.

The switches and sockets will be of white colour of type LEGRAND. The solar heater that exists in the flat roof for each residence is also connected with the electric installation of the house, so that -in case of inefficient sunlight- the heater can operate with electricity. In addition, there is the necessary electric installation in the WCs for the eventual placing of an electric heater.


SANITARY ARTICLES

The sanitary articles that will be placed in the bathrooms and in WCs will be the following:

  • Lavatory-pans from porcelain of low pressure with seat of Italian or Greek origin, of white colouring.

  • The wash-basins will be either built-in in white marble of Naxos and under it a wooden cupboard, or of porcelain supported on a column.

  • Soap-cases external chromed.

  • Cases for soap and sponge, one in each shower, walled-in or external chromed.

  • Paper-cases walled-in or external.

  • Fixed towel-hooks

  • Accessories of wash-basins - showers of Italian or Greek origin, chromed

  • Mirrors of dimensions of 80x60 at least from crystal of 5 millimetres thickness.

  • In the kitchen there will be placed a double sink (with two basins) built-in in a bench from Naxos marble.

  • The kitchen walls between the bench and the hanging cupboards and above the sinks will be covered with white marble from NAXOS.


FIREPLACES

One fireplace will be constructed in each residence, except of the residences (three in total) of the complex C’.

The fireplaces are internally built with firebricks of Czechian origin and are plastered outside similarly with the coat of the relevant interior room.

The chimney is built from the separate parts of double wall of dimensions 35x35, constructed from a mixture of cement + pumice stone and externally plastered.


SURROUNDING AREA

A central entrance is foreseen at the north-east side of the building site (borders to the rural road) consisted of two parts, one entrance for the cars and another one for the pedestrians.

From the central entrance there is constructed a road of 5 m. width, which is directly branched to two roads of the same width which lead to the parking of the cars, the one to the parking of the complexes A’ and B’ and the other one to the parking of the complexes C’ and D’. For each complex three or four parking seats are foreseen.

 

The above roads are constructed from reinforced concrete armoured with grid T 131 which are boxed by curb channels. At the greater part of their length, there is a pavement of 1 m. width. In the perimeter of each complex a bed-yard of 2,5 m. width from plates from Carystos or Pilion is constructed.

In the back and east side of the building site, a TENNIS court is constructed with the required wire fence and the appropriate lighting.

In the interior core of the building site between the complexes, there is constructed a swimming pool of dimensions of 7,50x22 m. and of greatest depth of 1,00 to 2,60 m.

The filling of the swimming pool will be done with sea water, which will be recycled at least once (1) a week. The operation of filling and draining of the swimming pool will be carried out with the aid of a plastic tube F55 and the appropriate electric pump.

Around the swimming pool and in all its perimeter there is created an area of 5,0 m. width, with floor coated with boulders, interrupted by bands of white marble. In the above area there are placed -for each buyer- separate shelters (kiosks), from natural or artificial cane.

The swimming pool can be used from all the buyers of the residences of the whole complex.

For the complexes A’ and B’ and for the complexes C’ and D’ a barbecue area is created in the South-west and North-east side respectively.

The rest of the area of common use of the building site, after its surface is covered with appropriate garden earth, is covered with natural grass and in some regions is planted with trees.

For this aforementioned area of common use all the necessary works of substructure are carried out for the installation of automatic watering system with time-switch and for the necessary and complete lighting. All the installations of the surrounding area (swimming pool, tennis court, parking, etc.) are connected with the buildings and with paved corridors.

In all the perimeter of the building site (except the front to the sea) a stone-built wall is constructed having 1,20 m. height, where the appropriate lighting is placed.

For the functioning of all the installations and the lighting of the surrounding area of common use, there will be a separate electrical supply with the relevant counter of Public Power Corporation.

The distribution to the separate buyers of all the expenses for operation and maintenance of the installations of common use will be carried out on the basis of the attached table of distribution of thousandths.
